I think I’m using that term correctly? Island Home? Like, any home that contains an unattached counter that permits access from all sides, typically located in the kitchen. Can’t really think of what else it would mean.

My friends at the Fayetteville Flyer said the headline felt kind of clickbait-y. Pretty sure they just don’t understand real estate. Anywho, now that you are here…

This like-new home in Riverwalk, one of Fayetteville’s hottest neighborhoods, likely checks a ton of your boxes. The remaining phases in this subdivision are still being built out, and yes, you can still have this Cooper floor plan built out brand new. And you can wait several months for the home to be completed. And while you are at it, you even can pay thousands of dollars more if you like. OR, here is the same home, available right now, just two years old, with more upgrades, for less money.

Some of those upgrades are big ones, like the third-car garage. You won’t see many of those in the neighborhood. Not a fan of carpet, the owner instead opted for wood floors throughout the house. And to keep it all on a firm foundation they had a full set of gutters installed.

After that it’s just a lot of smaller upgrades to improve form and function. The epoxy floors in garage, the chevron herringbone backsplash pattern in the kitchen, white mortar for the exterior brick, and others to just make the home prettier. Plus, they paid up for features like soft-closing drawers and doors, extra insulation, extra shelves in the shower, a privacy fence, and a bunch of other upgrades making the home that much more functional.

In the kitchen you have considerable cabinet space, a pantry, stainless appliances, including a very cool under-counter microwave drawer and a gas range, gleaming white quartz counters, and an island that is as big as … an island. Like the kind you get stranded on. But this one has an under-mount farmhouse sink built into it, so finding fresh water won’t be a problem. So now I just have to worry about food . Hmm. I wonder if I could just…reach..the fridge.

The open floor plan in the main living area provides flow between the kitchen to the living room and dining area. Deep, rich espresso wood floors add a pleasant sense of warmth through the house, while the gas fireplace adds actual warmth and toastiness to the space.

As for the bedrooms, you’ve got nice separation between the primary suite and the guest bedrooms, with the primary on one side of the house and the other three bedrooms aaaaaall the way on the other side of the house. That’s a separation everyone’s going to like.

Featured in the primary bathroom are double sinks, a jetted tub, a step-in shower, and a spacious walk-in closet that’s big enough to hold, an island? Not like the kind you get stranded on, like the ones in the store, with the featured sale items. Oooo, that’s a heck of a deal on creamed corn, think I’ll just, grab me a case real quick here.

Finally, there is the community. In addition to the neighborhood pool and basketball area, there is also a stocked fishing pond and access to the White River just a few minutes walk from your front door. And if you plan to stay a few years, you may one day have the best access in all of Fayetteville to what is slated to be our first true river access facility, Combs Park. Current plans include access for picnicking, hiking, swimming, wading, fishing and paddling, all literally just steps from your neighborhood.

And the cherry on top, from here you’re ten minutes from downtown, the U of A and the entertainment district. This area is poised to be the next big thing in Fayetteville. Call Jay Downing at 479-601-5453 to schedule a tour of the neighborhood and the home, especially that island, and see it all for yourself.
