No sense in gilding the lily here. On the surface, our latest listing can best be described as “house.” And at this price, a basic house is pretty much what you should expect to get. But here are some things you don’t always get in a home priced under $250,000.

You don’t often get to be less than five minutes from campus, seven minutes from Dickson Street and nine from the square. Add easy access to I-49 and you’re on your way with ease to wherever you wanna be.

A three-minute bike ride up Porter Road will get you to the Midtown Corridor Trail, which ultimately connects you to the Razorback Greenway, which ultimately connects you to, well, wherever you wanna be. Or head south right out of your front door and make the 20-minute walk to the Markham Hill Nature Trails. Hell, on game days add another 10 minutes to that and you are at Razorback Stadium. It’s only a mile and a half from the house.

You don’t always get move-in-ready under $250,000, but the home was just tidied up after the latest lease term, so it has new flooring, an oven, refrigerator, kitchen counters, sink and faucet, wall and ceiling paint, ceiling fans, light fixtures, toilet, bathroom door, fencing, exterior window trim, and a good power washing.

Sometimes the washer, dryer and refrigerator don’t convey. They do here.

And last year the seller replaced all the original single-pane windows with quality Pella double-pane vinyl windows, increasing energy efficiency and reducing traffic noise coming off of Wedington.

The property has been a successful rental for 20 years, so maybe that is the direction you’d like to go. The last lease was for $1,395/mo. Or if you are a parent who has started the process of looking for a home for your incoming university student to live in instead of renting for four or five years, you’ll be interested in the proximity to campus, and that Razorback Transit picks up right across the street on Wedington Drive.

Regardless of why you buy, getting your hands on some real estate in NWA is a proven smart decision. Call Jay Downing at 479-601-5453 to set up a showing today!
