Construction is underway on a new 7-story hotel in south Fayetteville.

Officials on Tuesday held a groundbreaking ceremony for the project, which is part of a larger mixed-use development called South Yard at the southwest corner of Martin Luther King Jr. Boulevard and South School Avenue.

The plan is to open the state’s first Moxy Hotel at the site as a partnership between South Yard developers Specialized Real Estate Group and Beechwood Pinnacle Hotels.

If all goes according to plan, the hotel could be open as soon as summer 2025.

A spokesperson for Specialized said the hotel will include 131 rooms, and will create about 50 new jobs in Fayetteville.

Local firm Modus Studio is the architect, Flick Mars is the interior design firm, and Clark Contractors will handle construction.

The Marriott-owned Moxy Hotel brand features unique communal spaces aimed at younger guests at a lower price point.

Jeremy Hudson, CEO of Specialized, last year said the Moxy brand’s unique atmosphere aligns with the vision for South Yard, which was designed to create spaces where neighbors can socialize and connect.

“We are excited to welcome Moxy Hotel to South Yard,” said Hudson. “Their dynamic and forward-thinking approach to hospitality perfectly complements our vision for creating a thriving community space.”

South Yard is an adaptive reuse of the 1950s buildings on the former Farmers Cooperative site.

It includes 128 apartments and two recently-opened restaurants – Central BBQ and Fayetteville Taco & Tamale. A Meteor Cafe is set to open at South Yard in the coming months.

Adding a hotel at South Yard was not part of the original 2019 plan, which called for 220 housing units on the 8-acre site. An updated project was approved in 2020, which reduced the amount of apartments to 128 to make room for the hotel.

Moxy has seen strong growth since 2016 when the brand included only six hotels – two in the U.S. and four in Europe. It now has 41 hotels in North America, 87 in Europe, 21 in Asia and one in Australia, according to the brand’s website.

The nearest Moxy is in Memphis on Front Street. The brand also operates southern region hotels in Houston, Austin, New Orleans, Nashville, Chattanooga, Atlanta, Charleston (S.C.), Columbia (S.C.), Miami Beach and St. Petersburg (Fla.).
