We insist on being fully transparent with our audience, so let’s go into everything this little near-perfect three bed, two bath, Mount Sequoyah gem is missing.

Right from the jump you’ll see the interior main living area lacks a whole bunch of extra walls inside, walls that once upon a time took away from the open floor plan we have today. The living room is enormous for a house this size, opening up to the dining area, den and kitchen. And this wood-burning fireplace, y’all … big and beautiful, a focal point of the main living area.

And who knows what happened to all the old, dated kitchen cabinets, counters and appliances, but they’re gone. Those were replaced with stainless appliances, new cabinets and granite counters in a remodel some years back.

The home has been seriously lacking in old hail-damaged shingles since the roof was replaced in 2014. And where is the ancient, inefficient HVAC system? It’s been MIA since it was replaced in 2017. I’m kind of starting to think we may never see it again.

Stepping out the back door you will notice immediately not careening over the edge in a fifteen foot drop to the ground below. The house has never had that, instead featuring a 600 sqft deck to step out onto, where you’ll take in the seasonal views and lovely sunsets.

Another thing you don’t always find in a house this age and size is an en suite primary bedroom. That we are not missing.

We are still missing nearby connectivity to the Greenway trail system, but that’s only for another few months until the current trail extension on Mission Boulevard is completed. Once completed, at less than a mile away from Root Elementary, the kids can easily bike or walk to school. Even without the trail you are still a few minutes walk, drive or bike to the entertainment district, downtown, the U of A and all things good in Fayetteville.

There you have it. Now the only thing that is missing is you!
